I want to find out the actual value of a vacant lot located at 248 Summerlins Crossroad, Kenansville, N.C.

I know that the tax value of this land in 2001 was $4,000.00. Can you give me the current value of this land?

I think you should contact an appraiser or broker in that area of N.C. and get their opinion. Tax assessments vary greatly all over the country and properties may not be reassessed every year. I wouldn't rely too much on the tax assessment. You could visit/call the real estate assessment office in that locality and ask them if they have any recent sales data for similar lots in that neighborhood or vicinity. This would give you something to compare with your lot in question.

Yes. Since I just sold it I can tell you the market value of the land was about $7500, including the abandoned singlewide next door. Since it was an out of state seller we kept it simple and the buyer paid all costs associated except the seller's out of state lawyer, so actual cost to the buyer was closer to 9 with attorney fees, my commission, title policy and a few other out of pocket expenses.

ERRATTA - the singlewide was ON the lot..not next door.
There's a doublewide on the lot next door (242) that I sold a few months ago. Feel free to call me if you need any help in that area.
