Lease rates have dropped across the board in all sectors. It is a known fact. You are not at a disadvantage for stating the obvious. However, it may suit you better to explain the numerous advantages to your property instead. Good luck.

I haven't found that it helps necessarily to mention that you have lowered your lease rates that much, though for some prospective tenants it does. The better thing that I've found id to try and explain why my property is a better deal than other properties even at a higher rate and to tell them that I am willing to work with them on rates.

Yes, I would make mention of it. Brokers that look at the same listings and buildings every day tend to not pay as much attention to the prices, b/c the KNOW them. Identifying it helps to flag the property and make it more visible.
