I am looking for a good and tested property management software for about 100 units. Any recomendations?

I am using Tenant Pro 6, it has many problems that were never fixed by the company. I tried TP7 when it was first released and it was really bad. Now I am afraid of upgrading to it. Apparently they want to charge for support when the problem is the software and not your need for guidance on how to use the software.

I recently went through the same thing. PropertyBoss provides an excellent and easily customized product. For about $1300 you will get support for an unlimited number of units and free tech support for the first year, although you don't really need the tech support because of their PropertyBoss Einstein help feature. Good luck.

We went through the same thing a few years ago and tried Timberline. After wasting LOTS of $$ and time beating our heads against the program and finding that other firms were having the same issues with the program and company, we finally implemented RentManager this year. I highly recommend RM! After all of the difficulty with Timberline, RM is like magic! The program very much like Quickbooks, so if you are familiar with the way QB works then RM will feel very comfortable.
Of course, everyone's situation is different and different software will better match one company better than it will the next company, so be sure to thoroughly vet any new program before implementation.

Yardi - works well - we have 500 residential units and 650,000 SF commercial space and 100 agents - all controlled by the Yardi accounting system.
