First and foremost where is your mix-use property located and where do you want to acquire property? What is the lease situation on your mix-use?
I believe Kristey is talking about 1031 Exchange. If that's the case than how much time do you have left to identify the properties to fulfill this exchange?

Hi Bob.. the best case scenario would be to exchange it for something with same value or higher. When are you looking to sell and if you are doing an exchange what is your time frame and where are the properties located at.
