How many sq. ft would hold 20 people?

- enough room for 20 employees including spacious waiting room.
- preferably good condition.
- enough capabilities for Internet connection, phone communication.

A good rule of thumb would be to figure 200 SF per person, which would come out to around 4,000 SF. With that amount/SF, it would include some circulation & other items. However, this will vary, depending on the business, usage, etc. I would think that you would need not less than 4,000 SF for 20 people, unless of course, all employees are jambed into cubicles or something similar.

3 - 5,000 SF - depending a great deal on what sort of business you are in and what sort of work the 20 people would be doing, whether you need to have a break room and if so what size; how many restrooms required / needed; storage rooms; conference rooms; common offices shared by multiple personnel vs. private offices. Confer with a commercial real estate leasing agent - office / retail / industrial - for assistance and space planning and available properties in your area.
