How does a newly formed LLC pay back expenses from due diligence? In the OA? Or at closing?

I use an LLC to operate my business of buying properties. Each property purchased is contained in a new LLC. How does the newly formed LLC pay back expenses from due diligence? In the OA? Or at closing?

I have always stated it in the operating agreement. Who is responsible for what payments, are they to be paid equally which is ok when there is one partner but don't forget to include what happens if the member does not pay.
Or a member can pay for all of the expenses and paid at the close of escrow. Just don't forget; are those monies going to be paid immediately after the first TD? So you pay the bank note first, then your project expenses and so on.
