How do we find shopping center owners who want a no out of pocket themed re-model?

We specialize in themed environments like tropical, rock, waterfall and disney style particularly for high end residential, but we are looking into expanding into the commercial sector by remodeling and creating a theme for under capacity plazas for no money out of pocket in exchange for a small percentage of ownership in the plaza as we know that this will allow the shopping center owner to charge additional rents and max out the capacity, but what would be a good way to find clients?

This innovative. It will be interested how many owners would exchange the theme for a percentage of ownership. Plazas/shopping centers/shopping strips/ incur many expenses depending on class, size etc.
You would just drive around take the addresses down. Make a stop at the county tax records or go on the website. Punch in the address and begin writing letters.
Or approach tenents and ask if they have the landlord contact information.
