How do I find the NOI on a Retail building

Hi, Norman. The NOI is the Net Operating Income of a retail or commerical property. In other words, it is what the net income is after all expenses have been paid. The NOI is also used to determine the CAP rate. I have included a link that will explain both further.

Potential gross income minus operating expenses including vacancy, collection loss, management and capex reserves. Debt service and depreciation are excluded from expenses for the purpose of calculating NOI.
