How do I figure out the 6% broker fee for obtaining a new lease in Arkansas?

I own the land and the building. So his 6% fee is calculated on what?

Hello Brenda. The 6% commission is based on the aggregate lease term. For example, if the base rent for 1,000 sq. ft. is $20 PSF w/ 5-Year term, you first multiply the $20 x 1,000 sq. ft. = $20,000 annual. Next, multiply $20,000 x 5 Years = $100,000. Finally, multiply the 6% commission x $100,000 = $6,000 (Broker Commission).

I may add that the total value may or may not include NNN. Most commission are not paid on NNN, just the "rent".
