How do Build-to-suit commissions usually work?

I have a friend that has a build to suit lot that he wants to put on the market. Just wondering how are the commissions usually structured on something like this

50% upon lease execution and 25% upon receipt of building permits and 25% upon receipt of the certificate of occupancy.

It all depends. I'd charge the same level of commission I would on a completed building but break down the payment similar to what Bryan said.
