How Do You Become An Independent Commercial Mortgage Broker In New Jersey?

I would like to start my own commercial mortgage brokerage. I have a background in banking and finance. I know each state has it's own requirements. Can someone please help me get the specific details on this, I've done a lot of research on this and can't get specific information. 1) I got my real estate salespersons license to work under a real estate broker, but can I operate under my own business name and just get my commission check paid to the brokers account or I HAVE to operate under the brokers business name because of NJ real estate law EVEN THOUGH I am not engaged in real estate sales but rather commercial loan brokering? 2) OR can I hire someone that has a broker/salesperson license to work for my independent company so that i have a broker working for my company and then hang my own salespersons license by my broker/salesperson and therefore not have a problem working in my own company's name? 2a) Do
