Has anyone used an IRA to a realestate trust to purchase your first 4-plex for investment?

I am looking at starting in the multi-family investing and have heard for your first property that you can also use and IRA into a trust fun to avoid penalties for your down pmt. Anyone done that or have any recommendations on where to look?

I have heard of a self directed IRA buying property so to build wealth in the IRA for tax and retirement shelter. but not as a down payment to avoid penalty. what penalty are you trying to avoid?

The rules for an IRA investment are the same for any investment class. I suggest you work with a company that specializes in real estate investments within an IRA. My favorite is Entrust Retirement Services. Their web site has a number of good articles to help educate you on your options.
