GRM's, Cap rates for SoCal 20-50 unit apartments in gang areas?

What do brokers working in areas with gang problems see cap rates and GRM's ranges for closed deals. I have listings in these type of areas and am having a dificult time getting them closed. Any advice is appreciated.
