Most values are "CAP" driven. So depending on what buyers are expecting in your area, example; 4%,5%,6% return on their purchase. If your area commands a 4% cap rate you will need to show a $560,000 net annual income. A 5% cap will be $700,000.....and so fourth. This is based on the $14mil SP.
