Trying to gather some insight in any markets that in your opinion based on some key identifiers will be on the upswing over the next 5-10 years. Can be macro or micro. Thx

keyport, NJ Its 35 min from Manhattan, 20 min from Staten Island, Its where Rt 35,36,and the Garden State Parkway all meet. The whole downtown is on the most beautiful waterfront ,it has magnificent Victorian homes and the political atmosphere is finally pro development . It has the largest undeveloped piece of property on the Jersey Shore (60 acres on the water :Aero Marine) which is entertaining as we speak between 300-600 new residential units . There are dozens of new projects on the drawing board including Marinas that have already been approved for 100`s of units of residential .THIS TOWN IS ON THE LAUNCHING PAD. PS: The town is in Monmouth County,NJ which is one of the most highly rated counties in Amerca. I own many millions of dollars in real estate including Keyport and I am giving all who read this a BIG HEADS UP! It will not take 5 years. You will see these projects being built in next 24 months . Prices are still ridiculously reasonable but not for long. Another 6 months and prices will likely close to double near the waterfront. Check prices now and than look in 6 months !!!

According to the different Economic Development organizations of Utah, Lehi of Utah County is now being called Silicon Slopes! It has become a tech magnet! Utah Census reports show that it has a great population of educated adults making it attractive to employers. With median home prices at approximately $225000 (2000 is the median square foot) the cost of living is low compared to other tech business centers. The middle of the geographic population of Utah is Saratoga Springs. It sits just South West adjacent to Lehi. By the year 2050 Saratoga Springs has an anticipated population growth expectancy rate of 1110%. Residential and commercial real estate or Lehi and Saratoga Springs have either mountain or lake views and often both as they hug the north end of Utah Lake.

Saint John NB Canada. This city is surrounded by the BAY OF FUNDY. Property values have crashed 40-60% in the past 4 Years. The province is Dependent on Oil And Gas. A Savy Investor could benefit by Selectively Buying Commercial and Multi-family properties and sitting tight for the energy recovery. I feel this is coming soon, and prices will recover quickly. Timing is of importance as there is not much competition to compete with in selecting these properties at this time. Wait too long and it will be too late. The East West pipeline will be coming from Alberta right to the cith of Saint John. The largest Oil Refinery is located in this city along with Canaport Shipping oil And gas to all points up the eastern seaboard. Also Buy now and Pay Canadian Dollars (25-30% below US Dollar) The Boom is Coming.

I have a few markets. I don´t know if you looked into Wynwood, FL., where warehouse prices rose to $600-$1500/SF, well my target market for investors are the surrounding areas where warehouses are still selling for $75/sf to $150/SF as this one location I have in mind is 1 mile east of Miami International Airport.

Orlando, FL is where I'm asking my clients to invest in, as it is not only the largest family tourism destination in the world, but also has several universities, colleges, law schools and medical schools, including UCF Med School, and UF Med school about 70 miles away. It is also the closest airport for the biggest cruise operators, which again ensures that the economy is always booming.

The Research Triangle area of NC is exploding in commercial growth and influx of people. We have UNC, Duke and NC State within minutes. Raleigh/Durham airport has connections to all airports including new flights to Paris. The interstate highway system in the area is exceptional. And we’re 3 hours from the NC beaches to the east or 3 hours to the mountains in the west. Not to mention the mild winters and not too hot summers. It’s the best of all worlds!
