Uptown is built out and pricey.
The Cedars is emerging with the small investors all over everything. The big developers are just starting (Jack Matthews http://bit.ly/1kDd5GM is big here ).
When do you get in?
How much Upside is left in a neighborhood like this?

I got lucky and got in recently. www.1704southakard.com
I restored this building, a cool Craftsman fourplex fronting a major street, Akard.
I was in the right place at the right time. It wasn't on the market, or 10 other guys would have snatched it.
Now that I am about done (total gut and renovation!!! ) what do I do?
Hold for the gain? (everyone says less than 5 years)
Build on the extra lot?
Sell and lease back for my office?
Owner finance?
