Does anyone have experience with selling right of way, (on a commercial property)to a utility?

Specifically, I have been asked for right of way for new phone company fiber optics equipment. In addition, I anticipate there will be traffic associated at the location for repairs, etc. What rates have been experienced?

I have some experience. are they buying an easment or fee simple undership. Can you transfer the development density to you remaining property?

Jane,
You have a unique opportunity. If the phone company is laying a fiber line, and needs your property, you may be able to negotiate a connection to that fiber line in your right of way. Getting a free connection to a fiber line gives your a big advantage to other properties in your community, if you have the ability to use that line. It may be worth giving them an easement in exchange for free access if you can use the connection. I am dealing with several telcomm service providers who would love to talk with you.
