Commission pd 50% @lease execution & 50% @rent commencement-does literally mean the day the lease is signed?

I've always invoiced at lease execution but never expected a check that same day. I have an agent who demanded his check the same day.

Check with your state. In California you have 3 days to pay commission

The answer is YES, but forcing the payment might be tricky. Lease execution is more likely defined as FULLY EXECUTED, and giving the landlord time to be sure the lease is fully executed is just good business.
