I sold a brand new CVS close to Jacksonville last year at just under a 7 CAP but the rates have gone up. What product type and how many years on the lease? Are you looking for a NNN?

I am 100% confident in saying that cap rates in Jacksonville, FL are between 0% and 100% and they always have been.
You need to give a ton more information to get a real answer. I'd recommend contacting an experience, qualified local broker for assistance.
