You have to pay the following 3 items in addition to the basic monthly rent.
Basic Monthly rent : 4800
Tax: monthly 1000 in case of yearly tax 12,000 (proportionally share with other tenants - if two tenants there you will be charged by 500)
Insurance : Monthly 100 in case of property insurance is 1,200 ( also split by tenants)
Commom Area maintenance charge (CAM) ; monthly 200 in case of total expenses will be $ 2,400.00 - usually includes snow removal, cleaning services, utility for commom area, etc. )
So Total Gross monthly rent will be 4800 +1000 + 100 + 200 = 6100

This is the web site for the AIR Commercial Real Estate Association. For very little money you can purchase all the commercial forms you need. You do not have to be a member to use their forms. A great many seasoned, commercial brokers such as myself have used these forms for years. They are extremely acceptable in the industry.
