Can I list a business for sale where the owner is renting the property

yes, you can sell the business, but the landlord must be willing to transfer the lease to a new owner. Of course, all this must me disclosed toall parties.

Yes you can. The buyer would need to be made aware of the terms of the lease, especially for occupancy. ie: 30 day notice, 6 month lease..etc etc. and be willing to transfer the existing lease to new owner. Jan Marie McCoy Jan McCoy Properties

The lease will no doubt contain a clause whereby the landlord has the right to approve the replacement tenant? In addition that clause usually has a clause that states "approval cannot be unreasonably withheld" or something of that nature. Check the lease to see what it says. You should be ok to sell the business?
