Buying with an exit strategy.

If I buy a closed Gas/Convenient Property & open for business, when should I put it up for sale? If it eventually cash flows 8K monthly to the owner, how much above the purchase price should I expect to sell it for? It is a nice modern looking property.

In this market, plan on holding it for 18+ months. Right now, the financing market has totally dried up. Most lenders are looking to value the property ver conservatively and typically will not value it much higher than the Pp in the last 3 or 4 years. Good luck with your transaction.
