At this moment, what are the pros and cons of buying NNN drug stores?

also, what is the long term exit strategy, for these, sometimes 75 year leases?

If you have the capital and like long term residual income there is little downside to net lease real estate.
Walgreen's has a better credit rating than the US government.
I've not seen a 75 year lease advertised from the national brokerage firms that specialize in these investments.
Many are guaranteed and to many that's attractive.

Since you are acquiring most likely a Single Asset property; I would concentrate on the Tenant Credit Worthiness, Payment History, and Master Lease. Exit strategy would be based on rent bump ups throughout lifetime of lease and market value.
