As long as all of the usual credit checks and financial statements all pass muster, there isn't anything that I would recommend above and beyond considerations that should be taken for any other restaurant.
If you asking a more general question about considerations when leasing to a restaurant (not specifically ethnic restaurants), then I'll be happy to chime in on that. The way the question is phrased, it sounds as though you're comfortable with restaurants in general, though.

Sure, chime in! We had a bad experience in the past with a restuarant, and now find ourselves looking at letting another one in. Any info would be appreciated.
thanks!

A lot of the concerns I have in mind are fairly specific to our local ordinances (i.e., hood venting, parking requirements, grease trap requirements, fire regs if there are residences above, ABC codes). Those will change depending on local regulations, and a lot of it is really the responsibility of the business owner, not the property owner -- BUT, it is good for you to know so that you don't lose time waiting on a prospective tenant spinning their wheels when it just won't work in your space.
**Also, keep an eye on grease buildup from the ventilation system, and problems from improper trash disposal.
