Are agent commisions for a lease calculated on the base rent or the rent plus CAM and NNN charges ?

Haha, very precise answer Michelle.
In my experience in leasing NNN retail properties, Commissions are paid on the base rent alone. Ultimately, everything is negotiable, but check your local area to see if this is also the "market" commission. The last thing you want to do is disincentivize your agent. He should be your very best friend :)

I agree with the previous response. I am an owner/manager with commercial/industrial properties in 9 states. all of our properties are leases on a NNN basis. Our standard practice is to pay commission on the base rent only and does not include CAM, extensions or options. However everything is negotiable but shouldbe known upfront. Hope this helps.

I am a commercial property owner in the Boston area and also agree with the above. I have always paid commission on the base rent.
