Any ideas for successfully marketing/selling a confidential listing?

Our company has an interesting listing where the owner doesn't want to actively publicize that the building is available for sale. This eliminates some successful marketing tools we have used in the past (ie: signs, internet, etc.). Any ideas for successfully marketing and selling a confidential listing would be much appreciated. What are some of your past experiences with confidential listings? Were you able to sell them? If so, what worked for you? Thanks in advance for your ideas and help.

The guy is obviously not that motivated so I would suggest not wasting time with him/her and focus on people who really want to sell.

You should already know who the major players are for the product you're selling. Take it to them and if they pass there is not a whole lot you can do.

What State are you in?
Is it a commercial property?
What information has the seller provided you with?
